Required Skills & Experience
- HS diploma, GED, or relevant work experience.
- 2 or more years of experience in a related field (facilities operations).
- Requires functional knowledge of Microsoft Office, Word, and Excel.
- Ability to effectively plan and structure daily activities; able to accept direction and execute instructions.
- Basic math skills.
- Ability to work safely with basic hand and power tools.
- Valid State-Issued driver’s license and an acceptable driving record in the home market.
- Good communication skills to work effectively with teams throughout the organization.
- Possess a forklift operator’s certificate.
- Demonstrated knowledge of building system terms and technology.
- AS/AA or Technical Certification in a related discipline.
- Prefer certification in operating lifting equipment.
- Experience in the telecommunications industry.
- Experience operating commercial chillers, cooling towers, boilers, VFD drives, and pumps.
- Experience operating automated Building Management Systems including Central Plant, HVAC controls, and automated lighting systems.
- Maintains inventory of supplies and parts including purchases of small tools and equipment
- Performs - basic electrical work, preventative maintenance of HVAC, basic plumbing, office furniture repairs/cleaning, office relocations, furniture tear-down/reconstruction, basic carpentry work, light bulb replacements, mounting bulletin boards, whiteboards, TV’s, pictures, etc., and conducts routine inspection of such items.
- Operates and adjusts Building Management Systems (BMS) for seasonal and local comfort.
- Plans reconfigurations and relocates furniture and office equipment, as well as set up and take down of furniture/audio-visual equipment for meetings and special events in-house or at remote locations as required by event planning. .
- Contacts vendors/contractors to solicit cost estimates, references, etc. Will review invoices, audit for accuracy, and process for payment.
- Responds to emergency calls, evaluate damages, and take necessary steps to protect customers, employees, and property. When directed, may assume the lead role in emergency response.
- Observe reports and/or remediate safety matters.
- May perform some minor landscape repairs or adjustments and property clean-up services. (minor trash, cigarette butt clean up, removing small broken branches, etc…)
- May provide security assistance as needed.
- May perform basic janitorial duties throughout the facilities.
- May occasionally be responsible for shipping, receiving, and mail delivery.
- May conduct meetings and assist with special event support and planning with respect to facility-related matters.
- Will perform ergonomic modifications to furniture/equipment.
- Assumes lead role in facilities maintenance and operations.
- Reviews UET work request queue daily. Take action on tickets as directed and or needed to meet SLA
- Performs special projects such as office modifications, furniture tear-down/reconstruction, door repairs, light bulb replacements, mounting bulletin boards, whiteboards, TVs, pictures, etc.
- Performs quarterly building inspection of all market buildings to include: Administration, Retail, Technical, and Warehouse; enters data on checklist and worksheet. Solicits repair proposals as needed and notifies manager of repairs exceeding approval threshold.
- Will work with leaders and contractors to develop project budget and scope as needed or directed
- Performs other duties as assigned.
